What is Test Fit?

A test fit is a quick layout study showing how a tenant's program — desks, offices, meeting rooms, support space — fits into a specific floor plate. Brokers and architects use test fits to prove (or disprove) that a space works before a lease is signed.

In practice

Test fits are speed-sensitive: deals move fast and each study was traditionally hours of a designer's time. Generative space-planning tools now produce multiple compliant layout options in minutes, which is why leasing and workplace teams adopted them early.
